New build block of 42 flats in Erith set to be approved

Bexley Council will next week consider plans for 42 flats in Erith from Orbit Housing Association.

Council Officers recommend approval of the block located at 156 – 168 West Street And 1-6 St Francis Road.

Despite being a Housing Association development just 50% of homes are so-called “affordable” and even then only 70% of that number (so about 35% of the overall number) is “affordable” rental.



Given “affordable” can be up to 80% of expensive market levels, it stretches the definition of affordable for many people. Social rent levels are set below 50% of market rents, and this development lacks them.

The transport assessment assumes just five cars will be used from 42 flats in the morning peak.

Public transport accessibility is rated 2 out of 5. Erith station is 600 metres away.

Bexley’s recently adopted Growth Strategy plans 6,000 homes in Erith.

Flats are split:

  • 1 x 1 bed
  • 26 x 2 bed
  • 5 x 3 bed flats

24 parking spaces are included.
