New Micropub for Blackfen

Plans have been submitted to Bexley Council for a new micropub in Blackfen next to the pie and mash shop.

The site is 17 Wellington Avenue on Blackfen Road in a unti that was formerly Central Corn Stores pet centre.

The applications states they: “seeks a change of use from A1 (Retail) to a A4 (Craft
Beer/Micro pub).

A micropub is a welcoming, community focused, independent free house which promotes conversation and the burgeoning British Brewing Industry by supporting small-scale and craft breweries of cask ale and craft beer.



The trend for micropubs was established in 2005 in Kent and has been growing in popularity ever since. There are now over 200 micropubs in the UK with The Micropub Association predicting over 800 micropubs opening by the end of 2018.

In-keeping with the micropub ethos, there will be no electronic entertainment (sky
sports, gambling machines, karaoke nights), instead the entertainment is
conversations amongst fellow locals and beer enthusiasts who have travelled from
around and out of the borough.

Deliveries will be coming from micro-breweries who do not brew on a mass market
scale (no Fullers, Greene King etc). This means delivery of products will be taken from van sized vehicles as opposed to transit truck style vehicles to reduce any traffic or loading concerns.



The application seeks to make some minor alterations internally which will introduce a bar area to the front of the property – a cold room and two toilet areas to the rear of the property. A fire exit will also be provided to the rear of the property.

Under the proposals, there will be additional external alterations made to the
property which will include the introduction of a new bi-folding shopfront made of
high-quality materials. Alterations to the signage will be subject to a separate
application following the approval of this application.



Under the scheme the acoustic performance of the ceiling will be upgraded to
protect the residents of the residential properties above. An acoustic report
accompanies this submission which provides testing of the current performance and advices on the correct upgrades to meet the standards required to protect the
property above.
