Lewisham estate rebuild: 443 new homes coming near DLR and rail station

Plans have been submitted for 443 new homes as part of the scheme to demolish and rebuild Heathside and Lethbridge estates in Lewisham.



The total development comprises 1,200 homes in place of 500 homes that stood on the site. I took at a look at the scheme last March.

Overview of site

This latest stage – comprising phases five and six – are the final sections to be built. It started as a Family Mosaic scheme but Peabody are now in charge after merging with the group.

  • Phase 1 saw 138 homes built between August 2010 and October 2012.
  • Phase 2 saw 190 homes constructed between January 2011 and April 2013.
  • Phase 3 has just finished and saw 218 homes built between August 2013 and December 2017.
  • Phase 4 includes 236 new homes.
New plans submitted in April

The site is a short stroll to Lewisham station. Peabody hope to complete the first homes on this final phase by 2020-21.



It’s more people moving to the vicinity of Lewisham station. How well these narrow corridors can cope with additional passengers remains to be seen:

A one-way system has recently been introduced at the station to mitigate growing passenger numbers.

A short stroll to the right leads to Tesco superstore

This is far from the only large development in close proximity to Lewisham town centre. Scaffolding is now being applied to the former Carpetright store for demolition and a tower with 250 homes.

A cinema and 530 homes was recently approved in front of the station. And finally, Legal and General have plans for 550 homes on the site of Sports Direct.

  • I welcome these new homes. However, I am concerned how the transport infrastructure, NHS and public services will cope with increased numbers of residents in one area around Lewisham Station. We are already seeing cuts to the transport infrastructure in South East London.As mentioned no new trains due on the DLR until 2022/2023.

  • What about public transport, schools and things to do in the area! Seriously are planners trying to turn the area into a total slum?

  • I don’t know about slums, but this part of Lewisham will soon like like a forest of high rise buildings.
