Plan for 250 flats beside proposed three-tier lorry distribution centre

Plans for another large-scale housing development in Silvertown named Lyle Park West including a 20 floor tower have been submitted to Newham Council hot on the heels of a three-storey lorry distribution centre directly next door.

Silvertown Tunnel plans are believed to be a catalyst for the HGV depot.

Housing Association L&Q are behind the plan, and “affordable” housing levels are set at 35% with a 60/40 split between social housing and intermediate.

Lyle park west

West Silvertown DLR station is directly beside the site though new trains are a minimum of four years away. The Transport Statement included with this application has the wrong date for new train introduction. It claims 2022. It’s 2023 at the earliest with 2024 for full introduction.

To the west towards Woolwich Arsenal station is Pontoon Dock which has seen a 300% increase in passengers since 2017.

The Elizabeth Line should have alleviated the Woolwich DLR branch by now though is delayed. By the time it is operating planned relief of the DLR may have gone.

A fire station over the road near this site and many other new developments was closed in 2014 under then-mayor Boris Johnson. Demolition of the structure was recently approved for a new school.
