Deptford redevelopment of Art Hub site approved
A plan to build 231 student rooms on the site of Art Hub studios at Creekside in Deptford has been approved.
The decision was made at a recent council meeting and follows submission of the proposal back in April 2023 when it was covered on this site.
It’s the latest of many, many plans along Deptford Creek in recent years on both sides of the borough boundary between Lewisham (where this site sits) and Greenwich.
There were also plans to redevelop the neighbouring APT site though they were withdrawn, while the Bird’s Nest pub has seen extension plans.
Further north there is the Sun Wharf site and over on the Greenwich side work has now begun on Saxon Wharf.
Just to the north plans for a student tower were recently approved.
One condition of the redevelopment at Art Hub is:
“To add an informative so that the applicant will continue dialogue with officials at the Art in Perpetuity Trust Agency, with a possibility to agree a financial compensation for the impact on light and inconvenience that might arise because of the proposed development and during the construction of works.”
In terms of the impact on studio space: “The s106 will secure the £130,556 sum for the Council to use towards the delivery of affordable workspace within the designated Cultural Enterprise Zones of New Cross and Deptford, which may include assisting with unit fit-out costs”.
Transport
Of the 231 student rooms, 35 per cent are “affordable”. There will be 172 cycle parking space and being close to cycleway 4 at Creek Road that could prove a winner.
It’s also located close to numerous bus routes and Deptford railway station. Recent timetable changes have improved train spacing after cuts in 2022, but it’s still not at “turn-up-and-go” levels.
