Bromley Waitrose redevelopment with tower and rebuilt store recommended for approval
Plans to rebuild Waitrose near Bromley South station are recommended for approval at a council meeting tonight.
The supermarket are seeking to build 353 homes alongside a newly extended store. The shop will be slightly larger than what’s currently on site at 4,489 square metres compared to 4,194 at present.
There are zero homes for those in need of social housing. A total of 323 are full market Build to Rent homes while 30 are London Living Rent (around 66 per cent market rent) which is more expensive than London Affordable Rent (around 50 per cent market rent) which often goes to those in need of truly affordable homes.
A GLA report stated “Considering the scale of development proposed on the site, the level of affordable housing proposed is significantly below expectation”.
Waitrose will pay Bromley Council more than £6 million in Community Infrastructure Levy payments.
An access road to a new car park will be partially built on Met Police land. Parking will total 150 spaces (plus two click and collect) with and 11 residential accessible spaces. Given the proximity of an extremely well connected station plus dozens of buses and town centre amenities a better located site is hard to find.
The tallest building will reach 24-floors in height and 135 metres AOD.
Waitrose are proposing to build at other sites in London with extensive single-level car park and low-rise stores. Another example is at West Ealing beside the Elizabeth line station.
If the Bromley site is approved completion is expected at the end of 2028. A decision should be made tonight barring any deferral.
