Student tower plan for Canary Wharf Group’s Wood Wharf area
While browsing the Greenwich planning website researching an article I stumbled upon plans for another tower at Wood Wharf which is Canary Wharf Group’s big eastern expansion.
Looking further into the proposal on Tower Hamlet’s website shows it’s not newly submitted with plans in earlier this year but I thought worth covering as it does again highlight ongoing changes from Canary Wharf Group.
So what is it? Well, a 45-storey student tower at 7 Brannan Street located beside Blackwall Basin. The tower will reach 152 m AOD and include 912 student rooms with “35% affordable bedrooms”.
Student towers on site marks another attempt at diversification from Canary Wharf and the tower is just a short distance from a 1,500-set theatre proposal submitted last month.
Evolution
In recent years many have speculated about the downfall of Canary Wharf given some large tower occupiers are to leave such as HSBC – and credit status downgrades of the organisation.
However they havn’t sat still and have noticed that predominantly office based towers wasn’t conducive to a secure long term future.
Hence the move towards residential at neighbouring Wood Wharf as well as a forthcoming school.
Then in the recent past we’ve seen further attempts to improve public realm with the new Eden Dock project adding space for music and performances around Middle Dock.
To the north of the old Canary Wharf estate where the Elizabeth line sits is North Quay. More diversification can be seen here with lab space in a life sciences tower. Not the financial services occupiers typically seen elsewhere since the 1980s.
More residential towers are proposed next door. Hotels are also on the rise with more planned. And now we see student towers.
The proposed site isn’t too far from another three student towers rising close to Blackwall DLR. That is not on a Canary Wharf site.
A total of 1,672 student rooms will be located within.
Transport
The tower will see 456 long-stay cycle spaces alongside 32 visitor’s short-stay cycle spaces. A 30-space Santander Docking Station is also proposed.
Both the Jubilee line station and Elizabeth line station are roughly the same distance walk to the west.

Student Accommodation located close to public transport links are ideal for students. So they can travel to their Universities across London.
I also think Student accommodation like the Student accommodation being built in Lewishan Woolwich and Canary Wharf to name a few are deal for students. So they can live and study in a safe environment with fellow students.
