Woolwich development nears completion
New blocks in Woolwich are nearing completion at the former site of Morris Walk estate.
A total of which 304 dwellings are within a number of block doubling homes previously on site.
Lovell are working with Greenwich Council on the former estate.
Views on the approach to Charlton heading west are changing a fair amount as seen below. It shows two towers rising to the rear are in Greenwich. The A206 is eventually set to see changes as part of a cycle lane from Plumstead to Tower Bridge.
Also visible above is the listed chimney from a former steam factory.
A separate development was blocked here earlier this year.
Lakeview sought to build 48 flats on site.
A prior 2017 approval was to see Section 106 cash towards “Maryon Park and Gilbert’s Pit for access and environment improvements and to allow the contribution to be spent on new signage and/or footpath, step. Railing, walls, park furniture and play equipment’s.”
I quite like the form of that block with its curved corners and integrated balconies compared to the extremely angular, boxy nature of newly completing towers next door.

Transport
The nearest station to the site is Woolwich Dockyard which is often unstaffed and sees poorer service levels than many other stations on the line.
Surely everyone will use the Elizabeth line you may think? Well, the walk to Woolwich Liz line station takes 27 minutes according to Google Maps. Woolwich Dockyard is as little as five minute’s walk.
Residents could use a bus of course to reach the Elizabeth line but by the time you’ve walked to the stop and waited you’d be at Woolwich Dockyard station with trains to Greenwich and Lewisham (for DLR), Blackheath, London Bridge (for changes to Thameslink) and Cannon Street.
Unfortunately Woolwich Dockyard is a bit of a forgotten station. Good luck seeing any staff there. Hours are limited at the best of times and even then minimal staffed hours are not always met.
Staffing is supposed to be 6:40am to 13:25 Monday to Friday with none at weekends. Often that’s not met. In addition Thameslink trains do not stop. It’s the only station they skip between Abbey Wood and London Bridge.
There will be increased demand for services given that not only are Morris Walk North blocks now completing but a redevelopment at the southern half of the former estate is underway. That’ll bring 462 homes.
In addition the proposed Faraday Works development will also have Woolwich Dockyard as its closest station. Revised plans there from April 2024 show 359 homes on the way.
And Maryon Grove plans are now in. Expect 165 homes on that site.
