Transport for London housing development sees first phase at Kidbrooke station complete

Housing blocks in Kidbrooke have seen residents begin to move in according to a recent Transport for London report.

A Land and Property meeting held today (Tuesday 10th December) states that one phase of Kidbrooke Square, comprising 369 homes, completed in November 2024.

Land beside Kidbrooke station was formerly used as a bus stop with land owned by both Network Rail and Transport for London used for housing.

Housing Association Notting Hill Genesis are also involved though it’s all gone quiet on subsequent phases. A total of 619 homes were approved yet the total built so far is 413.

Two plots have yet to start on the overall site with no progress or target date mentioned in the Places for London report.

One block at the eastern end of the site beside a footbridge over tracks leading to an underpass below the A2 reached the second floor before halting.

It’s one of a number of substantial developments in Kidbrooke. More than 5,300 homes are planned south of the railway at Kidbrooke Village.

To the west Greenwich Council are building on two major sites totalling 447 homes with more another 100 planned on Rochester Way.

The total number of homes now exceeds 6,000 with successive Kidbrooke Village submissions upping levels on prior masterplan totals.

Earlier this year Greenwich Council approved a school closure in the midst of development.

School numbers had fallen, but closure was agreed before thousands of homes in the near vicinity complete.

I've lived in south east London most of my life growing up in Greenwich borough and working in the area for many years. The site has contributors on occasion and we cover many different topics. Living and working in the area offers an insight into what is happening locally.

  • I have seen lights on in some of the flats so possible some residents are now moving in o their new homes this month.
With so many new homes on Kidbrooke Vlillage and other new developments in Kidbrooke. I am still surprised there have been no real improvements to infrastructure including improved bus services to serve the thousands of new residents already living there. . More hones are still to be built seeing the amount of new homes and residents increase even further over the coming months and years.

  • I absolutely agree Graham. There needs to be major improvements in infrastructure including GP Surgeries, Dentist, Hospitals, schools, retail and other commercial premises for cafes restaurants etc.
Public transport needs major investment and service improvements to serve new developments and improve bus links to Stations, Schools, Hospitals and Town Centres. Some areas of the Borough including parts of Eltham and Kidbrooke still do not have a direct bus link to the Queen Elizabeth Hospital, Woolwich Town Centre and the Elizabeth Line Station.

  • Absolutely no point building new homes with out new infrastructure being put in place to cope with future demand.
This includes everything from sewage and drainage. Amenities like GP Surgeries. Schools shop and commercial space for leisure activities etc..
    Along witb public transport Improvements.

    • By that rationale barely any developments would have ever been built.

Many examples of places that saw excellent facilities but not all ready when built.

In an ideal world everything would be ready but it rarely is. We should campaign for it but have to be realistic. Many people are living in dismal conditions. Better to get homes built while fighting for better services. They eventually arrive.
